The highly anticipated masterplan for Hudayriyat Island has been unveiled by Modon Properties. As per the directives of President His Highness Sheikh Mohamed bin Zayed Al Nahyan and the oversight of H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of the Executive Council, this groundbreaking project spans over 51 million square meters, contributing significantly to Abu Dhabi’s urban expansion and strategic vision.

Hudayriyat Island is set to redefine sustainable living, aligning with evolving global models. The project aims to enrich Abu Dhabi’s urban offerings, creating an environment that appeals to residents and visitors alike.

Unparalleled Residential Communities
The integrated development on Hudayriyat Island features high-end residential communities offering breathtaking 360-degree views of Abu Dhabi city and the waterfront.
Two elevated hill communities, standing at 45 and 50 meters respectively, provide residents with panoramic vistas. This masterplan extends Abu Dhabi’s coastline by 53.5 kilometers, incorporating 16 kilometers of pristine beaches.

Visitors can look forward to remarkable destinations that redefine leisure and entertainment. Surf Abu Dhabi, slated to open by the end of 2023, will feature the world’s largest and most advanced artificial wave facility.
Designed in collaboration with Kelly Slater Wave Co., it promises a high-performance surfing experience, attracting beginners and pro-surfers alike. Velodrome Abu Dhabi will house the region’s first UCI Category 1 indoor cycling track. Its scheduled for launch in 2025, ideal for international championships.
Additionally, the rooftop track, connected via a 600-meter cycling ramp. It offers breathtaking views of Hudayriyat and the Abu Dhabi skyline. Thus solidifying the city’s reputation as the region’s leading Bike City.
The masterplan also includes the Emirate’s largest urban park, spanning over 2.25 million square meters. This nature-centric project will offer a wide array of activities. These include an elevated cycling track, eco-tourism platform, Mangrove Walk, eco-farming spaces, food and beverage outlets, playgrounds, and an events valley. It provides an ideal space for outdoor adventures and encounters with nature.
Future Plans:
Over the next 18 months, Modon Properties will focus on the construction of enabling infrastructure for Phase 1, ensuring the realization of this visionary project.
