In a significant move to bolster the emirate’s real estate sector and cater to the housing needs of its citizens, Abu Dhabi has unveiled an ambitious $2.5 billion development project.
The sprawling initiative, spanning an area of 9.06 square kilometers, will feature 3,453 new villas, seamlessly blending modern design elements with Emirati heritage.
Spearheading this monumental project, Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of the Abu Dhabi Executive Council, inaugurated the first phase, which comprises 1,365 villas valued at $845 million.
The villas, ranging from five to six bedrooms, offer spacious living areas between 425 and 602 square meters, sitting on plots of 1,080 square meters each.
Dubbed “Al Mizn Neighbourhood,” the development will boast a plethora of amenities, including 17 parks and recreational spaces, a school, five commercial complexes, 15.5 kilometers of bicycle paths, and an impressive 89.48 kilometers of pedestrian walkways.
The inaugural phase alone introduces 12 architectural facades, with 820 villas reflecting traditional aesthetics and 545 villas showcasing a contemporary design.
Sheikh Khaled underscored the project’s alignment with the leadership’s vision to foster integrated communities that cater to the needs of Emirati families and enhance their overall well-being. He emphasized that the Al Mizn Neighbourhood project, alongside other housing initiatives across Abu Dhabi, exemplifies the commitment to ensuring a high quality of life for citizens within nurturing communities, thereby advancing the nation’s development across various priority sectors.
Mohamed Ali Al Shorafa, Chairman of the Department of Municipalities and Transport and Chairman of the Abu Dhabi Housing Authority (ADHA), highlighted the project’s significance, stating, “This project represents a significant addition to our extensive portfolio of large-scale housing projects, underscoring our dedication to meeting citizens’ needs by enhancing the emirate’s housing sector.”

Since its establishment in 2012, ADHA has played a pivotal role in the development of government housing for UAE Nationals in Abu Dhabi. The authority has overseen the allocation of more than 40,000 residential plots, ensuring the completion of over 16,000 houses and approving more than 49,000 housing loans. Additionally, more than 4,000 citizens have benefited from housing loan exemptions, amounting to over $40.6 billion.
